Understanding New Home Warranties

With so much paperwork being placed under your eyes, you might not realise what your new home warranty covers and what steps you need to take to make a claim.

While the warranties offered by each provider and developer are different, we’ve written this article as an introduction to the warranties offered. Your solicitor will provide further information relating to your warranty, which you should read carefully and file for safekeeping.

Structural Warranties

All new homes will have the benefit of a builder’s warranty, which usually lasts for a period of ten years and covers any structural issues or problems resulting from the build.

Defect Liability Period

The developer or builder is likely to take responsibility for any defects during the initial defect liability period, which can vary from six months to two years. During this time, defects should be reported direct to the developer or builder, who will rectify any items deemed to be a genuine defect. You will be advised who to contact during this period.

Although you should refer to your warranty policy for a detailed list of what will be considered a defect, typical examples include:

Dripping taps

Leaking WCs or plumbing

Faulty extractor fans

Sticking locks

Hot water or heating problems

Wear and tear, shrinkage cracks, and damage caused by condensation or a failure to properly maintain your fittings and finishes will not be classed as defects.

New Home Warranty

Your developer will have arranged a warranty policy with a recognised provider. This company will take responsibility for the remainder of the warranty (often until the tenth anniversary of legal completion). After the defect liability period, you will become responsible for repairs within your apartment and the warranty company will cover any structural defects. More detailed information can be found in your policy documents.

If you sell your home during this time, any remaining cover will pass to the new owner.
